An appraiser is an individual who determines the monetary value of a piece of property, which may be real estate or personal property. State licensed and certified appraisers are regulated by their appraiser state regulatory agency who enforce the Uniform Standards of Professional Appraisal Practices.

An appraiser will determine the value of a piece of real estate for determining property tax, sales price, or mortgage information. Appraisers will determine the value of an individual piece of real estate.

In most states, anyone can do appraisals for non-lending purposes. However, only state licensed and certified appraisers are subject to discipline by their state regulatory agency. Professional appraisers have training and experience in appraisal methods and techniques. Most appraisals in this country are done for mortgage lenders.  Most appraisers work for lenders, particularly if they specialize in appraising homes. An appraiser can really change your world.
